PLANNING
In order to offer our clients the most complete and accurate information about their projects, MAP conducts thorough research on current codes and regulations that may impact the development of the project. At a nominal fee, MAP will review the existing site condition and issue a comprehensive Zoning and Feasibility Study that will outline and diagram our research conclusions so the client may proceed with important project decisions in confidence. PROCUREMENTBefore contractor bidding, MAP can purchase materials and products on the client's behalf to ensure availability and timely delivery of the material or product, thereby shortening the construction schedule. The material purchase and procurement service is only available for materials and products designed and specified by MAP. |
CONSTRUCTION ADMINISTRATION
In order to ensure quality of construction, MAP performs construction administration for all of our signed and sealed architectural works. We represent the client in enforcing the construction as designed so the construction budget and timeline remain under control. Our advocacy for efficiency and mobility means MAP will conduct periodic site visits to review construction progress and be on standby to address any questions from the contractor. We also prepare permit applications with the Department of Buildings (DOB) and closely monitor feedback to facilitate their approval process. Our hands-on and on-site approach is essential for MAP to deliver quality projects on-time and on-budget for our clients. |

Can I retain MAP for just a Zoning or Feasibility Study?
Yes. We encourage our clients to obtain a Zoning or Feasibility Study as part of the due diligence before committing to a property or project.
How does MAP charge for its services?
MAP evaluates each project on a case-by-case basis to set our fees, which is typically influenced by project scope, complexity, and timeline.
Can MAP tell me how much my project will cost?
No. MAP is not a contractor, who is responsible for cost estimates based on the current price and availability of labor. We encourage our clients to retain a contractor or a professional cost estimator to obtain accurate price estimates.
How quickly can I obtain my permit?
Feedback from the local Department of Buildings (DOB) varies and depends on project type and plan examiner. MAP typically coordinates with a expediting consultant to facilitate the process.
Do I need to contract MAP for Construction Administration?
Yes. As the Architect-of Record, MAP can only submit permit documents if MAP is also contracted for construction administration. Otherwise, MAP may be retained for a limited role as the Design Architect for Planning and Design and collaborate with another licensed professional for your project.
Can I share the drawings and documents from MAP?
No. MAP retains all copyrights to all drawings and documents. All sharing or reproduction of MAP's drawings and documents require MAP's approval.
What if my project is located outside of New York City?
For projects located outside of New York City, MAP usually retains a local Architect-of-Record to consult during design and administer the construction process. MAP will invoice the client all additional traveling and lodging expenses for the project.
